Rather than folding those costs into a one-size-fits-all base price, we tailor them to your address. If your lot already has city services, you’re not paying for something you’ll never use. If your lot needs a well and septic, we’ll price that clearly and up front. Simple, honest, and aligned to your land.
Bottom line: You shouldn’t pay for features your lot doesn’t require. We price to your reality, not a brochure.
The Base Price Philosophy (and Why Flexibility Wins)
You’ll notice our base price doesn’t include some things, including a refrigerator or 8’ interior doors. That’s intentional. Here’s why:
- Refrigerators are personal. From counter-depth to panel-ready, ice types to smart features, preferences vary wildly. Many buyers already own a fridge they love; others want to choose one that matches their kitchen design. Rather than bake in a cost you might change later, we leave the choice (and the budget) to you. Want it included? Say the word—we’ll add your preferred model as an option.
- 8’ doors are a style choice, not an included feature. They look amazing in some designs and aren’t necessary in others. Making them standard would raise the base price for everyone. Instead, we offer 8’ doors as an upgrade so you only pay for what matters to you.

About That Price-Per-Square-Foot Question
It’s a popular comparison metric—and also a misleading one. Site conditions, structural choices, finishes, and included features can swing that number dramatically. For example, even the roofline on the front elevation can make a significant difference in cost, since a more complex design requires more materials and labor.
Likewise, a home with upgraded doors, premium cabinets, and quartz throughout will have a very different “per-foot” figure than the same plan built with builder basics. That’s why we prefer apples-to-apples proposals: your plan, on your lot, with your selections.
Do Home Prices Include the Lot?
Short answer: no. Long answer: we make finding the right lot easy. Our in-house team and trusted Realtors can help you secure land in one of our communities or elsewhere in the area. - Foundation to Finish: Framing, mechanicals, insulation, drywall, trim, cabinetry, floors, paint, and final details.
- Quality Checks: We walk it like we talk it—inspections and punch lists before you ever grab the keys.
